“When it comes to funding home improvement projects, consumers with equity in their homes have multiple options, such as taking out a home-equity loan, setting up a home-equity line of credit or refinancing an existing mortgage”

This comes as bad news for people who are considering selling their homes in the near future. via WBMA

An excerpt

…Both median and average sales price indicators were above levels reached in the prior year quarter. There was an upward skew in average sales price not seen in the change in median sales price, which was $790,000 up 1.9% over the prior year period median sales price of $775,000. The average sales price was $1,728,610 this quarter, up 16.8% above the prior year quarter, the second highest quarterly average sales price after the third quarter of 2007, which had an average sales price of $1,805,104.

Besides the rise in price indicators within the top 20% of the market, perhaps one of the more striking characteristics of the East End was the decline in overall number of sales. The lower volume of sales activity is largely attributable to the declining national economic climate, tighter credit and a weaker employment picture in the New York City financial services sector…

Every day should be fair housing day. But as this month has officially been designated to recognize initiatives and efforts toward equality in housing, it has also been deemed Fair Housing Month. Through this we can build awareness of the inequalities that exist today, push toward the future and strive to better the public and its professionals through education.

I want to draw attention to a video I found on YouTube. It is from an annual Poetry Slam event sponsored by the Fair Housing Partnership, titled, “Ending Segregation: Just Say the Word.” The April 2007 winner, Vanessa German, raps about inequality and how it breeds a feeling of unworthiness.

German says when you feel unworthy, you don’t have any expectations, even if the expectations are normal justices that you should have. She says if the mindset doesn’t change, then fair housing won’t change, because the rights won’t mean a thing if people don’t expect that they deserve and are entitled to these rights.

Well-said, Vanessa–a person’s self-worth is reflective of what they receive. We need to foster a culture of respect for one another, a culture of understanding that will allow people the dignity to seek the housing they deserve.

Without empowering thoughts, we cannot hope to cure the problem of providing fair housing for all. Without positive communication, we are just putting a Band-Aid on an internal wound.

Hardly a week goes by without the announcement that some major bank has just succeeded in raising billions of dollars in new capital from hedge funds or overseas investors. Given the huge sums being invested in U.S. banks you have to wonder what they’re doing with such new dollars. One good use might be to make loans for American homeowners who want to buy property or take out home equity lines of credit.
