Most real estate trends are a reaction to the law of supply and demand. As you project trends, study your market analysis for hints of changes in your market s inventory. At the same time, study your region s economic growth and stability for hints at what is taking place to influence consumer demand.

It’s not always enough to be up to snuff on negotiating that reduced price. Sometimes you need to know where to look to find a bargain that’s already available.

I recently had a listing expire after three months on the market. Nothing has sold in my client’s neighborhood for almost a year, so it wasn’t a big surprise. We gave it a shot and it didn’t work out for us. No biggie. She was prepared for the possibility and has no hard feelings toward me.

A study done by a pair of Canadian psychologists demonstrates how the law works. What the psychologists discovered is that people at a racetrack, after placing a bet, are more confident of their chance of winning than they were immediately before placing the bet. Keep in mind that nothing about the horse’s chances of winning changed. It’s the same horse, on the same track, in the same field of horses; but in the mind of the bettor, the horse’s chances of winning improve once they purchased a ticket. Although this may be a bit puzzling at first, the reason has to do with the law of consistency.

Buyers on Florida’s Gulf Coast are coming out of the woodwork to grab up condominiums left over from the Sunshine State’s housing boom of years past. While prices have dropped year over year by 13 percent, pending sales have outpaced 2007’s rate for two consecutive quarters. The latest jump was by 4 percent for condo sellers in the Tampa/Petersburg area.
