10 Ways I Got My Convention Mojo WorkingMaking the most out of industry conventions takes effort, time and a bit of technical expertise! At least it does for me! I just got back from a whirlwind trip to the BlogWorld Expo and I think I found my convention mojo while I was there!

Like me, you probably go to conventions to learn new tips and tricks to apply in your own business or to take advantage of the abundant networking opportunities. Both are key to your professional development. But how do you find the appropriate balance between convention stalker and wallflower? It’s tricky…especially considering these 2 attendee types don’t swing too far from each other on the freak -geek pendulum. But here’s what I’ve learned thus far:

(1)  Arrive on time and sit up front: As a teacher, I always give extra points for attention! And if I didn’t, you already stand out in my mind. This shows your eagerness to learn and participate. You’ll be more apt to get involved in the conversation taking place if you can hear it and you were there when it began.

(2)  Listen and ask questions: Duh! But you’d be surprised how many people are distracted by their mobile devices (not me) and other attendees. And for Pete’s sake …ask a question if you have one. It actually provides a great opportunity to engage with speakers…who are often times our heroes!

(3)  Be humble, let others talk about themselves: This one is hard for me…mainly because my mouth does not stop running itself once I let it out for a walk. But seriously, people feel good when you give them a chance to share their thoughts and experiences. Plus you may learn something new or just create a bonding moment (which translates to more networking buddies online when you get home).

(4)  Timing and wit can be smelly, but worth it: Not that I possess either of these qualities regularly. But occasionally I will find a way to interject myself into the spotlight! Most of this is done at my own expense. However, if you grab an important moment by the horns (usually something you can relate to), do it! I recently gave Chris Brogan a good laugh (in the middle of his panel) by taking a line he said, turning it around on myself, and twittering it. “Sorry for farting in the elevator.” Hey, it broke the ice between us (I believe), and Chris even twittered @nik_nik as a new favorite…and within 10 minutes I had over 60 new followers on Twitter!  You know who you are…and you totally rock!

(5)  Buy important people drinks: Some of us don’t have the cash to pop bottles all night in the VIP lounge (if you do, invite me). But hooking up some of your heroes with a round of drinks sure doesn’t hurt! Just ask Derek Overbey (aka McLovin) from Roost who held down the corner bar position at TechSet Las Vegas! He made my night by making sure I (along with about 10 other RE bloggers) were never left without a drink in hand! Derek was definitely an efficient party goer as he scored drinks for Blog SuperStars like Sarah Lacy, Pete Cashmore , and Karen Hartline .

(6)  Be forward, but be yourself when doing so: If you see someone you REALLY want to meet, don’t be shy. Most of our heroes are very approachable. In fact, Reggie and I have been huge fans of Darren Rowse (Problogger) since we started MTO over 2.5 years ago. Reggie spotted him at the TechSet party and walked right up to him and introduced himself.  Darren is as REAL as they come! We chatted him up on everything from social media strategies to the Wiggles. Darren even invited Reggie to guest post on Problogger about his new job! (Coming soon!) Quickie here: you’ll never know unless you try. Just don’t back your hero into a corner and chat about yourself for 3 hours. Meet…greet…and move along to give others the same opportunity.

(7)  Be approachable when others come to you: Don’t judge a blogger by their Jimmy Choos! Just as you may want to approach your heroes…others may look to you as the celebrity in their life. (Still waiting for this to happen to me.) So don’t turn down an eager beaver who wants to pick your brain (I promise it won’t hurt Laura Fitton!) or take a picture with you.  A feel good moment is a feel good moment! Unless it’s weird.

(8)  Use Twitter to connect during down time: If you are not a rallier (that’s a word) type or you are new to an industry and looking for networking opportunities, then be sure that you’re on Twitter and using a mobile Twitter app (like Twitterberry or Twitterific). Follow your heroes, speakers at the convention, peeps you meet, etc. This will make finding lunch buddies and party goers a snap! Also, the latest and greatest conventions are projecting Twitter so that attendees can read each other’s thoughts via tweets during panels….it’s wildly fun and informative! Be sure to ask and know the hash tags for your event and sessions. Ex: Twitter: #BWE08

(9)  Refresh: At the risk of sounding like your mom…”go to bed at a decent time”. Now, decent to you may be not be decent to someone else. For me, it’s about 1am (liar…6am).  But I typically pace myself (compulsive liar) so that by the last night of the convention I can really “go off”!!! It’s just really nice to wake up the morning of your convention and be ready to tackle it! Especially if you’re speaking!!!  Take it from someone who usually plays as hard as she works…nothing but embarrassment (my own) happens during the hours of 3-6am!

(10) Cover the convention like you’re the media: If you can handle a bit of multi-tasking then consider live blogging your convention experience. Reggie and I used Cover ItLive in conjunction with Kyte (for pics & video-which didn’t work the best to our standard) and was quickly replaced with plain old Flickr (which always seems to get the job done). But all the info we shared was in real time and available on MyTechOpinion…not a 3rd party site. And we were able to receive comments from readers interested in the convention…and comment back (once we worked through a few glitches). Speaking of glitches…be ready for them (like a spotty Internet connection) and roll with the punches! Now our friend and fellow RE technologist, Jeff Turner used Qik to record live video. What can we say, the man is a genius! Qik is much easier to use and possibly a better option in the future.

The Day After Pill: When you get home from the convention or even waiting at the airport, be sure to upload all your pictures to Flickr using your event tag(s), and other keywords. Create an album on Facebook as well and tag friends there. Be on the lookout (w/Google Alerts) for other event attendee albums. And if others you’re interested in knowing further post flattering pictures of you with them, be sure to make a comment. Also, don’t forget to find and add all the new peeps you met during the convention on LinkedIN, Facebook, and Twitter. The trick here is to kick off a reciprocal relationship between what happened offline and keep it going online.

DISCLAIMER: Reggie says that a few of these tips, particularly #4, can have a higher success rate if you are woman who doesn’t take herself too seriously but still loves to be the center of attention! I’ll let you be the judge of that!

Why video email?

How many times have you misinterpreting someone’s text email? It’s happened to me! Video can express emotion…if you’re happy, it’s obvious to see that on video without having to use forty exclamation marks. It’s also quicker to send video than to compose a long explanatory email.

When it comes to real estate, there are a variety of benefits to sending video emails.  You can easily keep in contact with relocation clients. And in the local sphere, why not send market updates to your current buyers and sellers. Even stay connected with past clients and referrals by sending personal holiday or birthday greetings. Well worth the cost if this is a tool you could see yourself using a regular basis!

Bobbing for iPhone Apps: 15 Worth Sinking Your Teeth Into

I’ve been using the iPhone now for about 2 months. I’ve downloaded several different iPhone applications-some good, some bad. Here is a list of applications I find useful at this time. Please share your favorite iPhone app and tell us why it’s useful in your daily life.

Utilities

1.  DeliciousSafari - I absolutely love this application as it helps me quickly and easily access my del.ic.ious books marks wherever I go.

Business

2.  vCard Mailer - This application let’s you send vCards to recipients. To receive the vCard, recipients need a device that can receive email and recognize the vCard format.

3. Remote Desktop Lite - Do you run Windows XP? Do you want access to your desktop while your remote? If you answered yes to both questions you need to try MochaSoft’s Remote Desktop Lite. It provides secure access to your XP computer using the iPhone. You can see everything as though you were sitting at your PC…just much smaller.

4. Home Finder - Alexander Mobile uses sources like Google Base, Craigslist and Trulia to return area homes. Also share results via email.

5. Street Easy Real Estate - Are you looking for real estate in NYC? Use StreetEasy to search local listings, and retrieve detailed listing data.

Finance

6.  3 in 1 Mortgage Calculator - Handy mortgage calculator.

Productivity

7.  Air Sharing - iPhone users say it all the time…”It’s everything in one.”  Well that just became even more true as this application lets you store and retrieve files wirelessly. Simply mount the iPhone from your computers browser to drag and drop files. Very cool app!

8.  Pageonce, Inc. - With the iPhone you will surely use the Internet often. This application will help you manage your personal accounts by storing their profile and passwords. Making future access a breeze. Works with social networks, news, credit etc.

Education

9. iFlipr Flashcards: Flash cards of the future. Slick application and helpful if you need to study and learn a new topic.

News

10. Stitcher Radio: You pick the topic(s) and Stitcher will “Stitch” together current stations that cover that topic creating your own personalized news and entertainment channels.

Lifestyle

11. Trulia Real Estate Search -The Trulia application uses your location do display area listings and open houses.

Social Networking

12. LinkedIn - This is a clean app that brings the power of your LinkedIn network to your iPhone. See your connections, their contact details and status updates.

13. Facebook - If you’re a Facebook junkie you’ll enjoy having mobile access to Facebook chat, photos, updates and more.

14. TwittelatorPro - When you need Twitter on your iPhone you have many options. My choice would be TwittelatorPro. It has a clean design with themes. It also incorporates lots of features like tweets with TwitPix show right in the tweet, copy and paste, and more. Check it out for yourself.

15. WordPress - Need a remote blog posting tool for WordPress? I’ll be testing this app at blog world. J

* Not an app, but you may find the Realtor.com search page optimized for the iPhone useful.

Is Real Estate Ready For 64-Bit Computing?Just as quickly as Windows Vista became the only operating system choice at the big-box stores, it seems that the 64-bit version of Vista is becoming the pre-installed version of choice. It has gotten difficult to find a Dell or HP computer at such stores as Best Buy, Circuit City or Costco that doesn’t have an edition of Vista 64-bit installed.

What is the difference between 32-bit and 64-bit Vista?

Without getting too geeky, 64-bit operating systems can use more RAM. 32-bit systems are mathematically limited to 4 GB of RAM. This total includes the video card memory, as well.

For computers, such as mine, with 4GB of RAM and a hefty video card installed, only 3-3.5 GB of the RAM will be recognized and utilized.

So 64-bit must be better than 32-bit, right?

In the long run, it will allow for more powerful computers. Unfortunately, real estate agents making the switch to a 64-bit platform could experience a lot of compatibility issues.

What types of issues should I expect when switching to 64-bit Vista?

Before going to a 64-bit system, do your homework.

Make a list of every peripheral that you own (printer, scanner, digital camera, web cam) and every piece of software that you could not do without.

Once you have that list, go to each manufacturer’s website to determine 64-bit compatibility. Hardware will need compatible drivers. Software may need patches to work.

If the manufacturer doesn’t offer any real answers, Google it. A quick search for “Vista 64-bit compatibility with…” can provide a wealth of information. Forums are filled with real-life accounts of computer users and their 64-bit experiences.

Be prepared to find out that a peripheral will need to be replaced or a newer version of a program will need to be purchased to be compatible.

What was my switch to 64-bit Vista like?

My computer seemed to be the perfect candidate for an upgrade from 32-bit Vista Ultimate to the 64-bit version. It has 4 GB of RAM and a video card with 768 MB of memory. On the 32-bit platform, only 3.2GB of memory was recognized. Seemed like a waste of money to have bought all that RAM for only 80% to be utilized.

After careful deliberation, I decided to jump into the 64-bit world. My reasoning: if 64-bit systems are being sold to mainstream users and my hardware and software are relatively new, it should be a safe switch. Besides, I wanted to use all of my RAM (or go all out and install the maximum 8 GB of RAM).

I did my research. I went to manufacturer websites, did Google searches and even directly contacted tech support for a few questionable pieces of equipment.

Overall, my experience was dreadful. Even with my careful research, I ran into issues:

  • Spysweeper isn’t compatible and had to be thrown out.
  • My iPod corrupts each time I sync. I now use my XP laptop to sync via my network.
  • A BIOS update was required to keep a USB card from freezing my computer.
  • Symantec spent a total of 9 hours remotely controlling my computer to get Norton Internet Security 2008 to work.
  • Outlook won’t shut down.
  • The system won’t hibernate anymore.
  • Acrobat needed a patch before it would create a PDF.

While some of these issues will eventually be resolved (through countless hours on my part), they are definitely affecting my productivity and computing enjoyment.

I would not recommend anyone go through this hassle. The performance boost is not substantial enough to justify the time and energy spent.

What to consider when purchasing a new computer?

Eventually, you will need a new computer. Should you find a system with 32-bit Vista or go with 64-bit versions?

Before you know it, 64-bit computing will be common place. The progression is inevitable. Purchasing a 32-bit computer now will only lead to regret in the near future when everything is running on 64-bit.

Luckily, many of the upgrade problems that I ran across won’t be an issue for computers purchased with 64-bit Vista pre-installed.

Just as I recommended for real estate agents making the jump to Windows Vista, do your research and expect to pay more on your next computer purchase. The extra money isn’t for the computer (new computers are ridiculously cheap these days), it is for new peripherals and software.

That 6-year-old printer might print just fine for you, it may not be 64-bit compatible and need to be replaced. Your copy of Acrobat 7 might suits your needs for PDF conversion, but a purchased upgrade to 8.1 or newer is required to run on a 64-bit computer.

When budgeting for a new computer, expect to spend nearly as much on software upgrades and new peripherals as you do on the computer, itself.

The good news: 32-bit computing has been the standard since 1995, so 64-bit technology should be around for awhile.

Whether it’s you and your real estate business, a specific home, the surrounding community or testimonials; video has the power to capture emotion while also conveying difficult concepts.

But I’m not telling you anything you don’t already know. I would guess the real reason most real estate agents would hesitate to implement video into their business stems from beliving video creation costs outweigh the benefit. Or you understand that self producing video takes skill and time. That’s not the case with SpotMixer a service from One True Media, which empowers businesses to expand their marketing reach through online video advertising.

  3. Home showcase: Video of approach to home, home photos, floor plan, closing video of you.
  4. Community event: Video of event, photos, voiceover w/ history of event, closing video of you.
  5. Sell Your skills: Photos of you in action, statistics, voiceover of skill and benefit to consumer.
  6. Staging example: before and after photos, voiceover with music, staging statistics, closing video of you.
  7. Charity: Charity event video, photos, text describing goals and your involvement.

 
I’VE CREATED MY VIDEO AD, NOW WHAT?

Once you’ve created your new video advertisement, you’ll appreciate the simplicity behind getting it seen via major online directories, guides, and listing services. Start by displaying the video ad on your site or others with the supplied embed code. Next look to Google TV Ads for increased exposure.

To start your video should be MPEG (.mpg or .mpeg), MPEG 4 (.mp4), QuickTime (.mov), Audio Video Interleave (.avi), or Windows Media Video (.wmv).  As Patty Nghiem, the VP of marketing for SpotMixer, mentioned in our interview including video or audio with SpotMixer is one way to enhance the ad.  For example, if your video ad is promoting a specific neighborhood in an ocean front town, video of crashing waves on the beach could be very compelling. Pete Flint said “At Trulia, our mission is to deliver unique local insight to consumers when they want it, how they want it, and where they want it.  Today’s launch is a big step in this direction.”

Personalization

Trulia knows the areas you care about! How can that be? It’s true now when you visit Tulia’s homepage you’ll see local results for new property listings, home price changes, upcoming open houses, median sales price trends, recently sold properties, even related blog and Q&A from the community. This is Trulia using your IP address to determine your location. Then using the location Trulia can present content, including listing data, that is meaningful to the searching immediately. 

Portability

Trulia is now mobile! This ranges from new iPhone and mobile phone applications to Dash GPS integration. To start Trulia has built a new iPhone Application that is exceptionally clean and available for installation now in the app store. Once the application is installed and launched the user is greeted with 4 options: (1) Open houses this weekend, (2) Open Houses today, (3) all homes for sale, and (4) custom search. With options 1 - 3 the iPhone’s location services make finding area homes and open houses a snap. It’s as simple as selecting the option of your choice, then viewing available homes in your area. From the iPhone, users can check home price, details, open house times, and listing agent. If you’re a real estate agent and want your open house information available via this application visit the property online and look for “Open House Times.” From there let Trulia know.

Don’t have an iPhone, no worries. If you have a Blackberry, Blackjack, Sony Ericsson, Nokia (and a few others) you are in luck too! Introducing Trulia’s Phone Application. Much like the iPhone from a data perspective the user can search area homes, open houses and mapping. This experience has been optimized for your mobile phone screens and includes color photos of the homes.

Another feature sure to catch the attention of real estate agents and consumers alike is the integration of Trulia and Dash GPS systems. Now Trulia enables users to search homes for sales from their DASH Express GPS system. Via the Internet connected Dash, you can now retrieve information from Trulia on active listings, open houses and of course driving directions.

Participation

Trulia has launched their new blogging platform, which will be a strong marketing channel for real estate agents. The community will be an add-on to their already thriving community of over 300,000 users in Trulia Voices . To get started with a Trulia blog, visit www.trulia.com/voices/blogs. Start by clicking “Write a blog post.” If you don’t already have an account, you’ll be prompted for some basic account information. From there you will notice the blogging platform is very simplistic. Write your post, include basic editing tools

A Twitter Resource for Real TweetsI was inspired to write this post after the several public whippings I have received in support of Twitter. I think it’s obvious that either “you do” or “you don’t” Twitter.  And that’s fine. Nobody is saying (especially me) that if you don’t Twitter you will never reach Zen 2.0, or your real estate client database will double overnight. I think I just appreciate the utility of Twitter (among other things) and I’m happy to share what I’ve learned and discovered thus far. So if you love it already like Hitler, or you’ve found yourself on a bandwagon to Twitterville, this post is for you.

Quickly, (I’ll try) let me fill you in on why Twitter has become my connection companion. First, I find myself behind a computer most days and it’s nice to know that others out there sharing the same interests (or not) want to share themselves with me.  And not only share their transparent moments, but also extremely helpful tips, resources, and information….that positively impact my own professional development and business.  Twitter has even assisted me with customer service 2.0. Out of the office, Twitter Mobile -Style is where it’s at! I can send pictures of whacky things, great ideas, or inspirational thoughts with any of the numerous Twitter apps available. Moreover, I can check in with the people that mean the most to me. I can find out where my peeps are at for a meetup or connect with conference goers on a deeper level. BTW-If you’re already using Twitter, I’m sure you have 101 reasons why you already love it (so leave me a comment). This lightening speed overview is mostly for newbies wondering what the hype is all about.  

So if you’re on the fence or not. Check out the following widely used and loved Twitter applications that I either use myself or have been clued into by other Twitter users.  Twitter does not require outside apps to gain appreciation or like, they just make the experience more lovable! FYI-I do NOT recommend downloading and trying to use every app mentioned below, but rather encourage you to peruse for yourself and pick a few to try out.   2. TwitterLocal Search for twits in your local area. (ex: Find and follow all the twits in your neck of the woods… reach out with tips and transparency. )
  3. Twitter Counter : Find out who the most popular twits are. Who knows, you may identify a few great resources for following and gaining great info.
  4. TweetScan: Get tweets mailed to you that include your selected keywords or phrases. (ex: If you set the keywords for your niche real estate market and neighborhoods you can find twits that may be planning a move soon…or at least talking about your area.)
  5. Twitter Atlas: A mashup of Twitter and Microsoft’s Virtual Earth. See also Twittervision. Just a really cool visual interface for identifying where twits are.
  6. Remember the Milk: Kind of like Jott, but Twitter style. RTM is your personal reminder service. Ask RTM to remind you to pick up dry cleaning, order inspections, or grab milk at the store.
  7. TwittyTunes: Tweet the songs are you are currently playing with one click. Send inspirational songs, bday greetings, or just share cool tunes.
  8. Twitpic : Share your photos on Twitter. It’s as simple as that! See also Mobypicture: Post pictures with one click to Twitter, Flickr, Tumblr, Wordlpress, etc. (video & audio coming soon)
  9. Twitterfeed : Submit your blog feed and your latest posts are auto-twittered.
  10. Ping.fm : Relays messages to a variety of social networking sites from AIM, Gtalk, iGoogle, WAP, iPhone, iPod Touch, SMS, or email.

90% Still Don’t Get It!

90% Still Don’t Get It!What an opportunity!  90% of the agent population still relies on traditional marketing methods: classified ads, same-ol-same-ol real estate magazine ads, recipe cards, open houses, floor duty, etc.  Folks like you, as evidenced by your reading MyTechOpinion.com, realize that you can market much more effectively and reach far more prospects for less money by using methods that meet the needs of today’s consumer.

How do I know?  I teach tech seminars to the real estate industry, both my own seminars and as a Senior Instructor for the Council of Residential Specialists (CRS).  Across the country, I see that the majority of agents are well-grounded in traditional marketing but that a small percentage are using Web marketing to build their businesses.

Fortunately, there are exceptions.  Many of them can be found among my CyberStarsTM, a group of 200 agents from the US, Canada, the Bahamas and Australia.  We are a networking group of top agents who use today’s technology to meet the needs of today’s consumer.  You will hear about them and see examples of how they use today’s technology to capture their markets in future posts, but I will mention one here.

James Nellis of RE/MAX Allegiance, Burke, VA, has always taken the lead in marketing with today’s technology.  He shared one of his latest finds with us recently: Issuu.com.  This dynamic site lets you save documents such as PowerPoint presentations to pdf format and then upload them to Issuu.com, where they display as stunning presentations in book, magazine, journal, newspaper or photo album formats.
