With an average of more than 8 million unique users a month, Zillow is one of the most popular real estate media companies on the Web. And like other media companies, folks jam our phones approach us with all sorts of questions, comments and complaints. We have to cherry pick our responses like a newspaper or magazine does. But that doesn’t mean we don’t respond: Zillow has numerous “customer service” resources just a mouse click away.

Zillow Advice

Zillow Advice is Zillow’s best “customer service” resource. This magical kingdom of knowledge and assistance comes from our thousands-strong Zillow Advice community, many of whom, like NTETS, Pasadenan or Sunnyview, have been with Zillow for years.

Searching Zillow Advice is simple, too: just click the [Advice] tab and search for your question. You’ll find that common and semicommon issues such as ‘I hate my zestimate’, and ‘How do I correct home info?’ and more. It’s also a great resource for general real estate information, like advice on how to stage a home. On top of this, Zillow employees haunt the forums looking for questions to answer. Try posting, and if the community can’t answer it for you, chances are a Zillowite will.

This is just the tip of the iceberg – Zillow Advice is a thriving marketplace of information, and there’s no hold music to deal with. Just type in your question and hit “Go.”

There are many more channels to explore, but Zillow Advice is the absolute best way to get your questions answered. Just be sure to always search and see if the question has been answered before – trust me, it has.

A new video posted on YouTube on Wednesday shows borrowers how taking the time to gather a few financial documents before calling a mortgage servicer can speed the process of determining eligibility and applying for loan modification under the Making Home Affordable program or Freddie Mac’s other workout initiatives.

“America’s servicers are handling an extraordinary volume of calls from distressed borrowers seeking an Home Affordable Modification under the President’s program,” said Ingrid Beckles, senior vice president of default asset management at Freddie Mac. “By taking a few moments to gather these documents borrowers can help their servicer understand their financial situation and reduce the need for repeat calls.”

The 2-minute video, “Stop Foreclosure: Documents Your Lender Needs to Help You,” walks late-paying borrowers through which documents they should have on hand when they call a servicer to discuss loan modification. According to the video the key documents borrowers should have when calling their servicer include:

  • Most recent monthly mortgage statement;
  • Pay stubs or other documents showing their household’s monthly pre-tax income;
  • Most recent tax return;
  • Second loan or home equity line of credit statements;
  • Account balances and minimum monthly payments on credit cards, car loans, student loans or other debt;
  • A short, concise description of the financial hardship that is causing or leading to a mortgage delinquency.

Amazon kicked open the door this afternoon to bloggers of all stripes to get their work on the book seller’s breakout e-reader device; the Kindle.

Previously you could subscribe to a handful of pre-selected blogs on the Kindle, but Amazon now lets all publishers submit their feed for sale in the Kindle marketplace. Prices range from $0.99 – $1.99 a month for a subscription; and Amazon shares this revenue with you, the blog owner.

Creating an account and submitting your blog is pretty straight-forward. I had this blog up and running in a couple of minutes (though it takes Amazon 24-48 hours to review and accept your blog).

Right now there’s a mad land rush to corner the blossoming market for e-readers (witness the Kindle DX’s launch only 3 months after the Kindle 2). New devices from makers like Plastic Logic and a long-rumored Apple tablet stand only to accelerate the changes in the way we consume the written word in the coming months. 

This move has a fundamental impact on the way organizations, brands and professionals (Realtors indeed) communicate with customers. Delivered electronically to a Kindle, your local newspaper comes stripped of advertising, thus eliminating one traditional touch point for marketers.

But imagine instead a monthly real estate market report delivered wirelessly to a widely distributed network of opt-in (paying, even!) wired consumers via Whispernet. Much more valuable than any ad could ever be.

I truly believe these devices are game changing and will be speaking on the subject at this summer’s Real Estate Connect conference in a panel titled “How the Amazon Kindle Will Change Your Business” (natch). Make sure you register and snag a pass quickly!

If imitation is the most sincere form of flattery, then the founder of the Clozing definitely has no qualms calling his new site the “Techmeme for Real Estate”.

Launched today by Sellsius blog head Joe Ferrara and his partner Anthony Barba, The Clozing is meant to be “your real estate water cooler”. It aggregates and displays real estate headlines from across the Net. Feeds from various sources are mixed together and displayed as stories break. The site hopes to make money through sponsored posts from advertisers that are highlighted on the right of the mix.

I love the idea personally. Techmeme remains one of the few sites I make a habit of monitoring throughout the day. Having a source of great real estate related links could be a really useful outpost to head to daily.

Nevertheless I have a few minor quibbles and suggestions for the Clozing on launch day.

The related stories algorithm seems to need some tweaking, as many of the headlines seemed to draw in random discussions. A story on IDX on Agentgenius.com was somehow linked to an announcement on Rismedia about a Green Resource website, for example.

For the Clozing to be truly useful, the relevance of the supporting discussions must remain high, at the risk of alienating the users. Given a generous allowance for launch day bugs, the Clozing ought to fix this quickly – else run the risk of going the way of RealEstateVoices.com – a much ballyhoo’d Digg clone that launched in 2006 and fizzled quickly.

Also – I wonder how truly safe it is to rely on a single source of authority (blog links) these days, given that much of the online discussion has moved quickly onto new platforms. News is increasingly shared and disseminated via social networks like Twitter so finding the fast moving conversations and links that are shared via those tools (like http://tweetmeme.com/) will be a must-have feature for the Clozing.

All in all though – it’s a great start and a nice addition to my daily bookmarks.

Congrats to Trulia for winning the 2009 Webby award in the real estate category. This is nice recognition for the Bay-Area company, but they still have a ways to go to catch up its nearest competitors.

Traffic to all the major portals seems to be ticking up after a pretty miserable 4th Quarter all around. Trulia sits third, while Zillow looks to taking a remarkable run at knocking Realtor.com off the top spot.

Ever since Zillow evolved into.. well, whatever it is now (some sort of real estate search, AVM, mortgage rate and discussion forum Frankenstein, as far as I can tell), the controversy over Zestimates seems to have quieted down.

Maybe it’s that the novelty of seeing what your home is worth has worn off as housing prices crash.

Perhaps it’s that the PR pros at Zillow have done a phenomenal job positioning the company in the media as a legitimate data source so the Zestimate has become an accepted statistic.

Or more likely, maybe it’s that the industry has been successfully wooed with the promises of easy, cheap marketing online tools (which are especially seductive in a down market) and any remaining resistance has slipped by the wayside.

In either case, Zestimates just don’t seem to be the point of contention they once were.

But today Zillow launched an iPhone app. One that promises to bring the debate over Zestimates (and their accuracy) back to the forefront.

Century 21 has really been pushing to move beyond the Gold Jacket lately. First, they announced they were dropping all of their television advertising in favor of an all-Internet play (see Century 21 Ditches TV for Online)

Now they have announced that they’ve launched “C21 Communities” – a social media platform.

Century 21 Real Estate LLC, the franchisor of the world’s largest residential real estate sales organization, today announced the launch of C21 Communities, its new social media platform. C21 Communities is available directly from the company’s Web site, www.century21.com, and this new platform bundles a dynamic set of social media tools designed to enable online conversations between its agents and consumers, including:

* Talks, an online interactive advice forum,
* C21 Talk Radio, an online radio channel for consumers interested in real estate, and
* CENTURY 21® social networking sites on Facebook, Flickr, Twitter and YouTube.

While I’m not a huge fan of the site design (the tag cloud seems to dominate the page – and is not a navigation element I’ve ever found particularly useful), I love that the brand is seeking to redefine itself with all of these social elements in place.

The interactive forum, specifically, has a lot of interesting possibilities. Especially if C21 were to leverage the interests and passions of their community to highlight and promote “super-users” as authorities on particular subjects.

Much like Apple does within it’s own support forums or like Verizon did to leverage the experience of its customers and let them take the lead on its customer service.

Promoting knowledgable users (read ‘agents’) through a national portal like Century21.com might very well be one more value-add that a large broker brand like C21 could offer to its franchise network.

It also begins to claw back some of the conversation that is currently being siphoned off by third party sites like Trulia and Zillow.

Owning the conversation is something that every broker brand, big or small, should be thinking about doing.

Internal Factors Affecting Your Blog SuccessLast week I talked about the importance of assessing your real estate blog. Whether you have room for improvement or just need to boost your already prospering success, tweaking your blog is a process that should continue throughout its life on the Web. Today, we’ll look at the internal factors affecting your blog success, as well as support tools.

(1) Speak to your target audience

Identifying your target audience hopefully occurred for you during the conceptualization of your blog. Now that you’re up and running, is your blog geared up to attract new niche readers?  By that I mean, are you including a variety of keywords for your niche….hopefully ones that make sense when searching from Google? For example, “Pleasanton Real Estate”, “Homes in Pleasanton”, “Pleasanton Meadows Neighborhood”, “Downtown Pleasanton”, etc.  I’m not talking “keyword stuffing” here, but a natural integration.  These keywords can improve your search results on Google and target your niche audience.  With each new blog article, write it first, then think about how 1 or 2 of your niche phrases could be added naturally. Can your title be improved as well? Also speak frequently and consistently. Check out these tools for analyzing the keyword usage on your blog. (2) Speak in an authentic voice

Funny enough, speaking to your target audience involves a whole lot more than just speaking. And actually takes place in the selection process of your blog design and layout, branding, features, and blog posts. This is really a holistic strategy which helps your blog exude its overall essence.  But when it comes to speaking, try using your talking voice when writing blog posts. Don’t get too caught up in grammatical perfection. Yes, spelling and sentence flow are critical to us thinking that you have some educational background. However, you may occasionally make up your own word to identify a new strategy or an original idea. And you also may write some articles using fragments or run-on sentences….that’s okay if it reads well.  Just remember to be clear and concise while showing off your personality. If you have an opinion, state it, but be ready to defend it. Finally, don’t speak in acronyms…unless everyone knows what you are talking about. EX: We all took B.A.R.T. into the city last week. No we didn’t take Bart Simpson or your Uncle Bart…but Bay Area Rapid Transit.  TOOLS: Your close family and friends. They know you best so have them read your articles and give you some feedback.

(3) Share content that your target audience cares about

Whether you are targeting the nation, a county, a city or a neighborhood….be relevant! Your niche wants information about their area and anything that affects their area. If you have a neighborhood blog, get out there and get to know the neighbors. Be the community expert and talk about events, businesses, safety, the market, etc. Interview businesses owners in the area, talk to parents and teachers, find out the nitty gritty at planning meetings, etc.  Be a communication hub where neighbors can become readers and community members….interacting with you (the expert) and other readers with similar interests. (4) Provide content that is compelling, remarkable, or helpful

Rather than just sharing resources or your opinions on industry topics, try including what I call “the next step”. The next step is anything that supports your post, it can be things like: statistics, helpful Websites, video, podcast advice, freebies, additional tips and how-to’s, screen shots, professional and creative images, etc. Sometimes you may have posts initiated by a “good find”. But most times, you’ll have a good article that could be great…with a little more to back up your point.  TOOLS: Here are a few places where you can search for good backup to take your post to the next level:  YouTube, DQ News, iStock Photos, Realtor.org, HGTV, Wikipedia, etc.

(5) Create a professional blog design that is pleasing to the eye

Please, please, please….don’t take this one for granted. And get other opinions once you have selected a design(s).  There are many great template designs that just need a little tweaking to be made into your custom dream blog! However, that usually takes some design and coding know how. So hire someone to help if need be. Now design can definitely be subjective, so here are just a few of my DO’s: be selective (don’t settle until you’re happy), get creative, give your blog a cohesive theme throughout, incorporate branding or color scheme within every possible aspect, consider user experience. TOOLS: For custom design help, consider Chic & Sassy and DravenCreation. For blog templates, try iThemes, BlogFlux and Template Monster. For help with complimentary color schemes, try BigHugeLabs and Kuler.  And finally for user experience, you MUST try out the rockin’ tools provided by CrazyEgg.

(6) Keep up or add to the conversations on your blog

Do more than just interact, be present in the conversation.  When readers leave comments, respond timely with real input. If you can provide a resource or answer to their question, solve a problem, or point someone in the right direction…you further your expert status! We all have busy lives and busy schedules, but your blog can facilitate your business so get connected.  Carry a phone with Internet access so you never miss a fleeting moment. TOOLS: Take commenting to the next level by installing Comment Relish, an auto-thank you feature that thanks each first time commenter on your blog.

A lot more can be said about internal factors depending upon your experience and your niche. So feel free to add your thoughts, comments, and the resources YOU find helpful and remarkable. Stay tuned for external factors affecting your blog! This is where it greats really interesting and FUN!

Let me guess, the oldest piece of technology in your home office is the router. Am I right?

This holds true for most real estate agents. There just doesn’t appear to be a compelling reason to invest in newer technology. That is what I thought until I did a little research. Since then, I have retired my trusty 802.11g router for a new, cutting-edge model.

Originally, you probably bought your router so that multiple computers could share a broadband connection. Plus, the added benefit of a wireless signal gave you the freedom to use your laptop from the couch. For these simple needs, that old router is fine. I’m here to tell you that your needs have grown beyond those simple tasks.

Ask yourself these questions to identify how your home network needs have changed:

  1. Do you work primarily from home?
  2. Has your broadband connection speed increased (10 Mbps compared to 1.5 Mbps)?
  3. Do you have a network connected printer, external hard drive or maybe even a new Windows Home Server?
  4. Have you used VOIP (Skype) to make phone calls and video chat?
  5. Are you a YouTube junkie?
  6. Have you filled up your iPod by downloading music from iTunes?
  7. Have you conducted an online meeting (GoToMeeting)?
  8. Are you or your child known as a master of Worlds of Warcraft?
  9. Have you remotely accessed your home computer (GoToMyPC)?
  10. Are your recent vacation photos on Flickr?

I was going to come up with a scoring system to provide a numerical value, but that would be too much like Cosmopolitan magazine. Just know that if you answered yes to even two of the preceding questions, you are a candidate for a router upgrade.

Here is what the latest crop of home routers will give you:

  • WPA – The old WEP security encryption for wireless signals is easily cracked. WPA is more secure and easier to configure since you can use a phrase or sentence as the encryption code (no more typing in a 26 digit hexidecimal code to give a house guest’s laptop Internet access).
  • Gigabit transfer speed – 100 Mb wired networks are painfully slow for transferring large multimedia files. Gigabit will move movies and music files between computers 10 times faster.
  • 802.11N – While the latest wireless standard has yet to be ratified, it is close enough to invest in. 802.11N is faster than the B and G standards, but the real benefit is in signal strength. That means a stronger signal throughout your house and even into the backyard (no dead zones).
  • Intelligent QoS – Think of this as prioritizing of your network needs. This makes it so that downloading music doesn’t lower your Skype call quality.
  • USB storage connection – Turn any USB hard drive or flash drive into network storage.
  • Automatic firmware updates – Makes router maintenance a breeze.
  • Dual-band signals – Transmitting on both 2.4 and 5 gigahertz keeps cordless phones, microwave ovens and baby monitors from interfering with your wireless signal.
  • LCD display – Network status updates without having to log into an admin page.

There isn’t a single router on the market that incorporated all of these features, so you will need to identify what features are most important to your needs.

Does Your Real Estate Blog Need A Side of Widget?Are you looking for a value add for your real estate blog or Website? Many widgets promise the world (MORE READERS), but sadly many fall short of maximizing their intended goal. When it comes to adding valuable content and tools to your blog, try a widget that compliments your niche. Just don’t try them all.
 
Many agents rightly focus on a niche or specific target market when it comes to blogging. So, why not add a widget that provides local content, events, and even property listings. Hyperlocal aside, even adding a news widget with a larger content scope (say, nationwide) adds value to readers who check both local and national market info.
 
When thinking about adding a widget to your blog, you may want to ask yourself:  (1) Does this widget provide helpful information? and (2) Does this widget foster interaction and build your network?

Adding too many widgets can actually harm your blog by being distracting, as well as slow down your load time. You do not want so many things going on in your sidebar that it actually takes away from the meaty content. Too many tools and not enough great blog posts will hurt you. Your number one focus for your blog should ALWAYS be: adding helpful and remarkable content frequently. Content is your main dish….and a great widget is your garlic mashed potatoes on the side.
